Electrochemical CO and NO₂ sensors placed per the approved mechanical sensor layout. Sensor type and placement confirmed with mechanical consultant and fire strategy.

VFD Fan Speed Control

DDC controller output to VFDs on jet fans and extract fans. Fan speed modulated between minimum and maximum based on CO/NO₂ setpoints in the sequence of operations.

Hard-wired interface from fire alarm panel to ventilation controller for smoke clearance override. Wiring and interface logic reviewed with fire alarm engineer and civil defence.

CO level trends, fan speed, run/fault status, and alarm annunciation integrated to the BMS via BACnet or Modbus. Point list confirmed with BMS engineer.

What does a car park ventilation control system do?

A car park ventilation control system monitors CO and NO₂ concentration levels in the basement using gas sensors, then automatically adjusts jet fan or extract fan speed via VFDs in response. When CO levels are low (few vehicles present), fans run at minimum speed. When CO rises, fan speed increases to dilute the contaminant. This is a demand-based approach compared to fixed-timer or manual operation.

Is the system designed to a specific standard?

On a fire signal, the BMS or standalone controller overrides normal CO-based control to run fans in smoke clearance mode (or shut fans depending on the approved fire strategy). This interface is designed in coordination with the fire alarm consultant and approved by the relevant authority.

Can an existing car park ventilation system be upgraded?

Yes. Existing jet fan or extract fan systems can be upgraded with CO/NO₂ sensors, VFD drives, and a DDC controller without replacing the fans themselves. The upgrade scope depends on existing fan compatibility with VFDs, available panel space, cabling routes, and BMS connectivity. A site survey is carried out before any commitment.

What documentation is provided at handover?

Intellicon provides as-built control panel drawings, CO/NO₂ sensor placement drawings, sequence of operations, BMS integration point list, commissioning test certificates, fire alarm interface wiring diagram, and an O&M manual. Documentation is formatted for Dubai Civil Defence and building authority submission.
