What is BMS commissioning?
BMS commissioning is the structured process of verifying that a building management system has been installed, configured, programmed, and tested in accordance with the design intent and sequence of operations. It covers: power-up and communications checks, controller programme verification, point-by-point functional testing of sensors and actuators, alarm and trending configuration, graphics review, and operator training. Commissioning is completed before handover to the building owner or facility manager.
What is the difference between FAT and SAT?
A Factory Acceptance Test (FAT) is carried out at the supplier's premises before equipment is dispatched to site — it confirms that the panel, controller, and programme are correct before shipping. A Site Acceptance Test (SAT) is carried out after the system is installed and connected to real field devices on site — it verifies the full control loop from sensor to actuator under live conditions. Both produce signed test certificates.
What documentation does Intellicon produce at handover?
Intellicon produces: as-built drawings (GA, schematic, wiring, sensor layout), BMS graphics screenshots, point list, sequence of operations, O&M manual, FAT report, SAT report, software backup, spare parts list, and controller warranty documentation. All documents are in English and formatted for UAE authority submission.
Can Intellicon commission systems installed by another contractor?
Yes, where the system uses open protocols (BACnet, Modbus) and the source programme and documentation are available. Intellicon carries out a pre-commissioning review to identify outstanding items and confirm the test scope before starting. This service is subject to a preliminary assessment of the existing installation.
What operator training is included?
Intellicon provides on-site operator training for facility management and engineering staff at project handover. Training covers: BMS navigation and graphics, point override and schedule modification, alarm acknowledgement and log review, trend data export, and basic fault finding. Training duration and format are confirmed with the client before delivery.
