Conductive sensing cable routed under raised floors, along pipe runs, and around mechanical equipment. Detects water presence anywhere along the cable run and reports the zone on alarm.
Spot Sensors
Point sensors for specific locations: under chillers, at drain pan outlets, below FCU trays, and in pump sumps. Installed where zonal cable routing is not practical.
Leak Detection Controller
Zone-based controller with local display showing alarm zone identity. Relay output for BMS integration and optional output for motorised isolation valve.
BMS Alarm Integration
Dry contact or Modbus connection to the BMS. Alarm zone, fault status, and acknowledgement integrated to the BMS alarm management system.
Automatic Isolation Valve
Motorised shut-off valve on water supply, triggered by the leak detection controller on alarm. Mechanical suitability confirmed with the mechanical engineer.
Commissioning & Documentation

What is a water leak detection system?

How is the leak detection alarm connected to the BMS?
Leak detection controllers typically provide a dry contact (volt-free relay) output per zone on alarm. Intellicon connects these relay outputs to the BMS via hardwired digital inputs. For systems with Modbus or BACnet capability, protocol integration is used to provide zone-specific alarm data. Integration scope is confirmed with the BMS engineer at design stage.
Can leak detection include automatic shut-off?
Yes, where the water supply arrangement permits. On alarm, a motorised isolation valve on the water supply can be closed automatically to limit water damage. This requires a suitable valve installation point, power supply, and wiring to the leak detection controller. Mechanical suitability for automatic shut-off is confirmed with the mechanical engineer.
Is leak detection required by UAE regulations?
In the UAE, leak detection for data centres and critical spaces is commonly required by insurance requirements, green building rating schemes, and client facility management standards.
