Dual Technology Framework
Tailored detection strategies based on the floorplate size and risk severity.
Zonal / Probe Panels
Cost-effective solution for smaller areas such as individual FCU drip pans, compact toilets, and specific duct shafts. Triggers a binary leak state for the defined area.
Pinpoint / Distance Panels
Calculates the exact resistance along a sensing cable to output the precise meter distance (e.g., Leak at 24.5 meters) on an LCD screen and via Modbus to the BMS.

What is a water leak detection system?
A water leak detection system uses conductive sensing cables or spot sensors positioned at risk locations — under raised floors, along pipe runs, below mechanical equipment — to detect water presence before it causes damage. When moisture is detected, the system triggers an alarm on a local controller and, where integrated, on the BMS. Some systems can also trigger automatic shut-off valves. Intellicon installs sensing cable and spot sensor systems and integrates alarms to the BMS.
Where are leak detection sensors typically installed?
Typical locations include: under raised access floors in server rooms and data halls, in plant rooms under chillers and cooling towers, along chilled water and domestic water pipe routes in risers, in false ceilings below toilet and mechanical rooms, and in pump sumps. Sensor layout is confirmed with the building or facility manager during the site survey.
How is the leak detection alarm connected to the BMS?
Leak detection controllers typically provide a dry contact (volt-free relay) output per zone on alarm. Intellicon connects these relay outputs to the BMS via hardwired digital inputs. For systems with Modbus or BACnet capability, protocol integration is used to provide zone-specific alarm data. Integration scope is confirmed with the BMS engineer at design stage.
Can leak detection include automatic shut-off?
Yes, where the water supply arrangement permits. On alarm, a motorised isolation valve on the water supply can be closed automatically to limit water damage. This requires a suitable valve installation point, power supply, and wiring to the leak detection controller. Mechanical suitability for automatic shut-off is confirmed with the mechanical engineer.
Is leak detection required by UAE regulations?
In the UAE, leak detection for data centres and critical spaces is commonly required by insurance requirements, green building rating schemes, and client facility management standards. Specific regulatory requirements depend on the building type and applicable authority. Intellicon recommends confirming requirements with the building consultant before design.
